Before you decide anything, we meet you on site, take your brief and advise on the best way forward — including whether you need planning permission.
Free within an hour’s drive of Hinckley. Further away we may charge a nominal fee for travel time.
Our services
Feasibility studies
We research the site, local planning policy and previous applications, buy a utilities plan if needed, and draw a feasibility layout showing what you could build.
Planning applications
We tell you whether you need planning, design the scheme, submit the application and deal with the planners on your behalf.
Building regulations applications
A detailed building regulations pack, managed through building control — the drawings your builder prices and builds from.
Principal Designer
Required under the Building Safety Act 2022 for any job needing building regulations, and under CDM 2015 where more than one contractor works on site. We are a CIAT registered practice with ARB registered architects and APS accredited staff.
Measured building surveys
We survey any type of building and build a 3D model of it, which becomes the base for your new design.
Full service & contract administration
Planning, building regulations, construction drawings, tendering and contract administration through to completion — for larger projects that need a full tender pack and on-site management.
Every stage priced separately.
Fees are agreed after the free consultation. Because every project differs in size, type and how involved we are, the price is tailored to each job — and each stage is quoted on its own, so you choose which stages to go ahead with.
Additional services can include interior design, the external setting, environmental impact and planning context studies, coordinated with external consultants.
Please note: the owner of the property or land is ultimately responsible for complying with planning rules and building regulations, and permissions should be granted before work begins.
